In 2018 in conjunction with the Crestview Golf Club in Waldport Oregon, they created the first new 55+ manufactured home community in Oregon in ten years, located in the heart of the golf course. Their experience and dedication made them a respected agency specializing exclusively in manufactured home living. They gained the respect of realtors and civic leaders alike and are often sought to answer questions relating to these homes. They have also been invited to realtor functions to make new connections and share their knowledge of manufactured living.
It did not take long for Pacific Coast Homes to realize this was a niche market, with manufactured home sales being underrepresented. Early on most realtors were not interested in listing or selling these homes, primarily because of the low price and smaller commissions. As the home quality improved under HUD regulations and the old stereotype of trailer parks faded, manufactured home living became more popular. Homes became more luxurious, larger and the communities became more desirable, without the high price of site-built homes. As Pacific Coast Homes became more versed in every aspect of these homes, they became best suited to represent buyers, sellers and community owners alike.
They see this niche market slowly growing with Manufactured Home Brokers representing more clients all the time. In Oregon, there is only a handful, but a growing number of offices specializing in mobile/manufactured home sales exclusively. As with any profession, there are specialists. Although Manufactured Home Brokerage is a niche market, licensing is required. Community homes without land are defined as chattel, not real estate. A real estate license alone is not sufficient to market these homes in Oregon.
